February reporting, reflecting January activity, confirms a healthy and balanced environment across luxury homes, golf course properties, waterfront condos, and full-time Lowcountry residences. Buyer demand remains steady across Sea Pines, Palmetto Dunes, Hilton Head Plantation, Wexford, Long Cove, Port Royal, Indigo Run, Spanish Wells, Shipyard, Forest Beach, and Folly Field. Lifestyle continues to anchor purchasing decisions, with buyers prioritizing beach access, golf course views, gated communities, boating, tennis, pickleball, and year-round coastal living.

Across all property types on Hilton Head Island, new listings increased 1.8 percent year over year to 635 properties. Inventory rose 6.2 percent to 1,847 homes and villas available for sale, creating more opportunities for buyers entering the market.

Pending sales increased 18.6 percent to 465 transactions, signaling renewed buyer engagement as interest rates ease. Closed sales remained stable at 351 transactions, down just 1.1 percent compared to last year. The median sales price across all property types rose 11.3 percent to $609,965. The average sales price increased 11.3 percent to $938,483. The percent of list price received remains strong at 96.5 percent, reinforcing that well-priced homes continue to sell close to asking. Months supply of inventory currently sits at 4.1 months, reflecting a balanced Hilton Head Island housing market heading into spring.

Spring Market Momentum Is Building

As we move closer to the traditional spring selling season, activity across Hilton Head Island has already begun to accelerate. Inventory has increased in a healthy and manageable way, giving buyers more options across luxury homes, waterfront condos, golf course properties, and gated communities. At the same time, buyers are actively taking advantage of this expanded selection, as reflected in the 18.6 percent rise in pending sales.

This combination of rising inventory and increasing buyer activity signals a market that is not slowing, but repositioning into its seasonal rhythm. Closed sales rose 16.4 percent to 78 transactions. Inventory increased 9.7 percent to 214 homes available for purchase. The median sales price for single-family homes reached $1,075,000. The percent of list price received remains solid at 95.4 percent. Days on market increased to 123 days, reflecting a more measured pace compared to prior peak years.

Luxury homes in Sea Pines, Palmetto Dunes, Wexford, Long Cove, Port Royal, Indigo Run, Hilton Head Plantation, and Spanish Wells continue to attract strong buyer interest. Oceanfront estates, golf course homes, and waterfront properties remain highly sought after.

Condos and Villas | Increased Selection and Opportunity

The condo and villa market continues to offer expanded opportunities for buyers entering the Hilton Head Island real estate market. New listings increased 5.8 percent to 127 properties. Inventory rose 18.0 percent to 386 villas and condos for sale. Closed sales totaled 50 transactions, while the median sales price increased 6.1 percent to $582,500.

Percent of list price received remains strong at 96.4 percent. Days on market increased to 128 days, providing buyers additional flexibility. Ocean-oriented communities such as Folly Field, Forest Beach, Shelter Cove, Shipyard, and Palmetto Dunes continue to attract second-home buyers and investors seeking waterfront condos and turnkey vacation rentals.
