There are specific types of lifestyles here on Hilton Head Island. Those looking to visit year-round and have a premier vacation destination, then there’s those looking to call this island their home year-round.
Which are you more sought after?
For some, the answer is simple. But for others, they need a little bit more information on what exactly this decision entails.
The Island has approximately 2.5 million visitors a year.
It is divided into two categories in terms of communities; resort communities and residential communities.
The resort communities are going to have much more traffic than a residential community. Most of the homes are going to be used as vacation villas, which are rented out year-round. Most of these communities are located on the South end of the Island, which usually has a lot more traffic and visitors.
Some of these communities are:
- Sea Pines
- Palmetto Dunes
- Shipyard
- Folly Field
- Forest Beach
On the other hand, the residential communities are much more private and quiet. Private amenities, private beaches, year-round neighbors, etc.. Most of these communities are located on the North end of the Island, which is typically a bit slower in terms of traffic and visitors.

- Port Royal
- Windmill Harbor
- Hilton Head Plantation
